Rusted Hinge Rebuild on a Scottsdale Ranch Gate
The top hinge pin had worn to a quarter-inch oval where it should have been round, and the bottom bracket was cracked through at the weld. The gate dragged concrete for six feet of its arc and the automatic opener was over-torquing trying to pull it. We cut out the compromised brackets, welded in new 3/8-inch plate with greaseable bronze bushings, and reset the gate plumb. The opener limit switches were re-learned and the motor amp draw dropped by 40 percent. Under Clause 4, the photo record shows the worn pin, the new bracket tacked in place, and the final gate gap measured at three-eighths inch consistent across the swing.
FAAC Motor Replacement in McCormick Ranch
The hydraulic piston on a fifteen-year-old FAAC 770 had wept fluid through the rod seal for two seasons, eventually losing enough oil that the gate would drift open in a light wind. We drained the old unit, pulled the foundation box, and installed a rebuilt FAAC operator with new limit-switch cams. The arm bracket was intact, which kept the job under $2,800. We pressure-tested the hydraulic lines, set the deceleration points to match the driveway slope, and left the owner with a photo log showing the oil residue in the old box, the new unit serial number, and the deceleration curve chart we printed from the control board.
Gate Track Regrade in North Scottsdale
A twelve-foot sliding gate had jumped its V-track three times in one monsoon season. The original installer had set the track dead level, which works until desert wash debris or a shifted footer creates a low spot where the gate can lift. We pulled the track, re-poured a section of footer that had settled two inches, and regraded the V-track with a quarter-inch per foot fall toward the catch post. New UHMW rollers replaced the worn steel ones that had been catching on the track seams. The gate now sheds water and debris instead of trapping it. LiftMaster Gate Opener Logic Board Failure in Old Town Scottsdale
A summer storm took out the logic board on a LiftMaster LA500 swing-gate operator, and the owner’s backup battery had been dead for two years without anyone noticing. The gate was stuck open during a weekend away. We replaced the board with a current-production unit, installed a surge suppressor on the low-voltage side, and load-tested a new 12V battery under gate cycle. The real fix was showing the owner how to read the battery status LED, which we photographed with the meter reading 12.6V under load. Total was $740, and the written price was on the invoice before we touched a tool.
Wrought Iron Gate Weld Repair Near Scottsdale Mountain
The gate had been backed into by a landscaping trailer, shearing the weld at the lower diagonal brace and twisting the picket rail. Someone had already tried a hardware-store wire-feed repair that cracked within a month. We cut out the bad weld, preheated the joint, and laid in a 7018 stick weld in three passes. The brace was squared with a come-along and the pickets were re-spaced to match the original three-inch gap. We don’t do full powder-coat in the field, but we matched the bronze tone with a two-part epoxy touch-up that buys the owner time before a full refinish. Access Control Retrofit for a Scottsdale Condo Complex
The original DoorKing 1812 system was still functional but the management company couldn’t get replacement handsets, and the exit loop had a phantom trigger that opened the gate every time the irrigation valve cycled. We traced the loop wire and found it had been direct-buried with the irrigation main, unshielded, for two hundred feet. We pulled new shielded loop cable in conduit, relocated the detector head away from the valve box, and installed a CellGate wireless entry system as the primary with the DoorKing left as backup. The photo record includes the original wire path, the new conduit run, and the detector sensitivity settings screen. The whole job ran $4,200 and the board got a written scope with line-item pricing before we started.
